PROGRAMMING / CONCEPT DESIGN
Our design process begins with creating a compelling narrative. We explore the history of a place and its local culture, distilling its core essence.
Next we craft a unique angle to captivate interest. Prioritizing concept and story, we establish a clear vision that determines how the space will function and informs all our subsequent design decisions.
SCHEMATIC DESIGN
Once we analyze the overall architectural, structural, and spatial layouts, we carefully arrange interior walls, lighting, and essential design elements such as millwork, furniture, artwork features, and architectural finishes to create compelling spaces.
This is presented in a comprehensive design package that includes floor plans, floor finish and ceiling plans, interior elevations, hand sketches and design imagery.
Design Development
Project components are examined to the smallest detail and presented in detailed plans, 3D renderings, and finish samples.
From furniture and finishes to plumbing fixtures and lighting specifications, we coordinate our efforts with all trades and engineering consultants to achieve consistency and adherence to the design concept.
Construction Documentation
With the Design Concept always in mind and the Design Development documents used as a technical launching point, we refine and meticulously record every aspect of the design scheme in the construction drawings and finish specification schedules to clearly communicate design direction to the construction team.
We actively participate in the VE coordination phase, guiding decisions to maintain design integrity.
Construction Administration
Throughout the construction phase we represent the owner on-site to ensure the project accurately complies with the highest quality construction standards and accurately reflects the design intent illustrated in the construction documents.
We approve material finish samples, review custom shop drawings, respond to RFIs, and provide supplementary detail drawings to keep the project on course.
Furniture Design
Thoughtfully curated furnishings inspired by the design concept are sourced and presented to the client with a preliminary FF&E budget for owner approval.
From designing custom furnishings and featured artwork to selecting contract pieces through trusted hospitality and commercial vendor relationships, we aim to create a tactile experience for the end user that is engaging and memorable.
Detailed specifications of each furniture item are generated for budgeting, procurement, and record keeping for ownership.
Furniture Procurement
Once the furniture specifications have been issued and funding has been received, we coordinate with FF&E vendors to purchase and manage the logistics of furniture, decorative fixtures, and specialty equipment. We submit purchase orders, review acknowledgements, maintain shipping status reports, and coordinate receiving and storage with local installers.
Installation
Coordinating the turn schedule with the construction team, we manage the delivery and acceptance of FF&E to the project site and guide the installation and assembly of furniture, artwork, and decorative accessories.
Once every item is in place, every shelf styled, and the lighting is just right, we’ll do a punch walk with the owners to facilitate final touches. We’ll stay in touch for professional photo coordination and styling.
